美國房價近年來上漲快速，相關數據顯示，相比2009年已經上漲了近30%，尤其是位于加州的洛杉磯成為房價漲幅**的城市之一。在截至今年8月份的12個月內，標普/Case-Shiller 顯示的20個大城市房價指數攀升5.1%。據全美房產經紀人協會統計，從2014年第二季到2015年第二季為止，中國投資客已在美國買下總成交額高達286億元的房產，不論在房屋數量及總金額方面，都創歷史新高。



　　現在投資美國房地產，還是好時機嗎？ 鄒亨瑞對搜狐財經表示，2008年金融危機時，美國的房價大幅下降，平均降幅達35%左右，有些地方下降更多。過去三年房價上漲較快，但美元持續升值，美國經濟復蘇強勁，呈現慢牛態勢，這種情況下房價會隨著經濟增長而走高，未來房價漲幅可能放緩，卻仍然有上漲空間，現在投資美國房地產是不錯的選擇。他同時建議，投資海外可以分散投資，房地產、債券基金等都是不錯的投資方式。



　　鄒亨瑞透露，就國人美國投資買房具體來看，當前有兩種投資模式，2/3的中國投資客都是現金全款買房，另外還有1/3是貸款買房。他表示，在美國貸款買房比較劃算，有的投資客通過銀行貸款，能貸到總金額70%。如果個人去美國投資買房，他建議多用貸款方式。“美國是一個信用國家，多用貸款，會帶來較好的信用記錄” ，鄒亨瑞說。
